Built-up Roof Systems
A built-up roof (BUR) membrane is a continuous, semi-flexible roof membrane system consisting of multiple layers of felts, fabrics, or mats assembled in place with alternate layers of bitumen (asphalt). Surfacing consists of a mineral aggregate surfacing (gravel), bitumous emulsion and top coating, or a granule-surfaced cap sheet. In some instances, a built-up membrane system is used as the base plies beneath a modified bitumen membrane system. Built-up roofs systems have stood the test of time and are still a very popular choice among roofing specifiers and professionals.

Modified Bitumen Roof Systems
Polymer-modified bitumen, also known as asphalt, was developed in Europe in the mid-1960s and has been used in North America since about 1975. Polymer-modified roof membranes are composed of reinforcing materials such as polyester, glass fiber, or both. These materials serve as the carriers for the hot-polymer-modified bitumen (asphalt) as it is manufactured into a roll material.
There are two types of polymer-modified asphalts: Atactic Polypropylene Polymer (APP) and Styrene Butadiene Styrene Polymer (SBS). Generally, APP polymers give the material a “plasticized” nature and SBS polymers give the material a “rubberized” nature. Roofing with polymer-modified bituminous materials is largely similar to built-up roofing in that the roll materials are used in redundant manners to effectively build up a durable, multi-ply roof membrane.
Systems Installed:
Insulated and non-insulated, APP and SBS modified bitumen systems, hot-mopped, cold adhesive, self-adhering, mechanical and torch-applied systems, mineral surface and smooth surface roofs, related sheet metal, and accessories.

Single Ply Roof Systems
Single-ply membranes are flexible sheet materials that are used in one-ply or one-layer configurations as low-slope roof membranes. There exist two types of membranes: Thermoset roof membranes (EPDM, CSPE, PIB) and Thermoplastic roof membranes (PVC, TPO, KEE). In laymen’s terms, this means the Thermoset roof membrane is cured and the Thermoplastic roof membrane’s physical characteristics allow it to repeatedly soften when heated and harden when cooled. Thermoset roof membranes are seamed or bonded to like materials with adhesives and tapes, while thermoplastic roof membranes are typically seamed by heat-welding. Single-ply membranes are very popular commercial roof systems due to their cost-effective nature and the fact most are considered cool roof systems.
Systems Installed:
Insulated and non-insulated, fully adhered, ballasted, and mechanically
fastened EPDM, TPO, and PVC single-ply roof systems, cool roof systems and coatings,
related sheet metal and accessories.

Green Roof Systems
The NRCA Roofing and Waterproofing Manual describe a GREEN roof as an area of planting or landscaping installed on a waterproof substrate at any building level, including the roof level, that is separated from the ground underneath it by a man-made structure. However, the discussion about GREEN roof systems brings about different reactions from different people. To some GREEN means roofs with plant (vegetation) systems incorporated into them. To others GREEN means contributing to our environment and the conservation of energy Biscayne, we believe that GREEN is a way of thinking; Biscayne is a member of the U.S. Green Building Council, and all of our employees are committed to the environment we live in.
Systems Installed:
Insulated and non-insulated systems, fluid applied membrane, sheet membrane, and hot rubber garden roofing systems surfaced with live plants and vegetation, protected membrane systems, cool roof systems, cool deck coatings, Energy star compliant systems, LEED-certified systems.

PMMA Fluid Applied Roof Systems
The Seam Free PMMA Liquid Membrane and Flashing System consist of a two-component, fast-curing, polymethyl-methacrylate (PMMA) resin and a non-woven, chopped strand fabric reinforcement. The system provides an elastomeric, monolithic roofing and waterproofing membrane ideal for plaza decks, balconies, garden roofs, or as a stand-alone membrane. SeamFree PMMA is ideal for small irregular-shaped roofs or for roofs with many penetrations. In addition to paving tiles, pedestal systems, and garden roofs, SeamFree PMMA can also be surfaced with a variety of other aggregates, including roofing granules, and white or other roof coatings.
Systems Installed:
Insulated and non-insulated systems, garden roofing systems surfaced with live plants and vegetation, protected membrane systems, cool roof systems, cool deck coatings, Energy star compliant systems, LEED-certified systems.

Manufacturer material and labor warranties up to 45 Years, some including overburden removal and replacement
Sloped Roof Systems
Tile Roof Systems
Tile Roof PictureTile has been a common steep-sloped roofing material for centuries. There are many types of roof tile that can be categorized in several different ways. The shape and the composition of the material are the two common means of differentiating roof tiles. Tile such as Barrel, S-Tile, and other rolled tile is considered “Profile Tile” while interlocking flat tile and plain non-interlocking tile are considered “Flat Tile”. Concrete and clay are the two major compositions that are used in today’s tile. Tile roofing systems come in a variety of shapes, colors, and finishes. Personal choice and architectural design play an important role in the selection of your system.
Systems Installed
: Insulated and non-insulated, mechanically fastened, mortar set and urethane foam applied, cement, clay, and ceramic roof tile, related sheet metal, and accessories.

Shingle Roof Systems
South Florida Treatment CenterAsphalt roofing shingles have been the most commonly used steep-sloped roof material since the 1960s. Asphalt shingles are essentially manufactured out of three basic components: asphalt, the reinforcement material, and the surfacing. Most shingles have either a fiberglass or polyester reinforcement mat and a course mineral (granule) surfacing. Various styles, such as three-tab or 3 dimensional, come in a full array of colors making asphalt shingle roof systems a very popular choice for aesthetic and architectural design requirements.
Systems Installed:
Insulated and non-insulated, 3 tab and three-dimensional shake shingle roof systems, related sheet metal, and accessories.

Manufacturer material warranties up to 40 Years. Labor and material warranties are available up to 10 Years.
Metal Roof Systems
There is a wide variety of metal roof systems on the market today. Metal roof panel systems are either factory formed, shop fabricated or field fabricated with portable equipment. Metal roof systems are traditionally divided into two categories: Architectural and Structural. Metal roof systems have been proven to outperform other types of sloped roofing systems in longevity as well as storm survive-ability. Metal panel roof systems can have substantially different aesthetic and performance characteristics, as well as different design requirements. It is important that the correct system be selected for each specific application. Some metal roofing systems can reduce cooling costs up to 40%.
Systems Installed:
Insulated and non-insulated, standing seam, snap-lock and mechanically seamed systems, structural roof panels systems, metal roof repair and restorations, metal shingle and tile roofs, wall panel systems, metal fascia and soffit, copper roofs, equipment screens, gutters, and downspouts.

Other Sloped Roof Systems
Wood shake shingles and slate tile are two other commonly used materials in steep-sloped roofing applications. Both of these systems have been very popular in certain regions of our country for many years. While not the most common roofing system in our region, these types of systems are commonly specified for the creation of certain architectural or aesthetic appearances.
